N.B. If the janitor is asked to deal with issues inside the apartment, the owner/tenant will be charged for the costs (see the agreement between the property owners, “Konsortialavtalet” paragraph §5 and §6).

WATER DAMAGE
In case of a water leakage immediately turn off the water by using the valves which should be found inside the apartment. If this valves cannot be found turn off the main valve in the basement.  Owners should immediately report damages to P.O.S. Fastighetsvård AB and the board.
The insurance companies of the involved parties will agree about distribution of responsibilities and costs..

In case of emergency in the building, with danger for life and property, please dial the alarm number 112 for assistance

HOME INSURANCE:
Each owner should have an insurance that is applicable for owners of apartments. Tenants are responsible for insuring their personal belongings. Work on the apartment's pipes for water, sewage, electricity and ventilation can only be made by people with special accreditation (otherwise the insurance will not be valid and the owner may be liable for damages)

NOISE
Refurbishing/ renovation or other work which may cause excessive noise in the building, should be carried out within normal working hours. Music equipment, radio and television must not be played at high volume, especially not after 22:00 pm and early mornings.

THE ENTRANCE DOORS OF THE BUILDING AS WELL AS THE DOORS OF THE ATTIC AND THE BASEMENT
must for security reasons remain closed and locked.

ENTRANCE CODE
The entrance doors are opened with a code or a key (same key that goes to all common areas). For your own comfort always bring the key to the main entrance as the code function can sometimes fail.

THE BICYCLE ROOM
is situated to the left of the main entrance on Strindbergsgatan 54. If you want to keep your bicycle outside please use the bicycle stand in the backyard.

GARBAGE HANDLING
- household garbage should be deposited in our garbage station along De Geersgatan 4. Don´t try to open the garbage station to the left in our backyard it belongs to the house next to ours. Glass-, plastic-, metallic- and paper fractions should be deposited at the nearest recycling station see map at our main entrance Use the same key as to our main entrance and other common areas in the house.

- paper, glass, plastics, card board, tins, metals, batteries etc. Should be deposited in one of our nearby municipal recycling stations. See map at our main entrance.

- Hazardous material (paint, electronic- and electrical waste) and bulky objects should be transported to a municipal environmental station ÅVC=Återvinningscentral. For more information see our webpage.

The area is also visited by a mobile Waste station regularly (www.stockholm.se/miljostation)

- Wasted newpapers should be deposited in the green container on the backside of the building.

CENTRAL HEATING
is used both for heating of radiators and hot watery. The radiators have thermostats and you can adjust them little by little until you have the desired temperature. Don’t open the regulators totally. Don’t ventilate away the heat. Turn the temperature down when absent. Let the air out of the radiators with the special key when needed.

In the autumn we sometimes get comments about low indoor temperatures. N.B. The heating system is not controlled by the board or the property janitor, it is automatically set according to the prevailing temperature outside. In a large building like ours the system tends to be a bit slow as there are several cubic meters to be heated and, if the temperature also goes up and down, it will of course take longer.

STORAGE
There are storage rooms for each apartment in the attic or in the basement. Each one has its own internal number.

DISTRIBUTOR OF BROADBAND, CABLE TV AND TELEPHONE:
The property has a collective agreement with Tele2 for broadband and digital cable TV.  The TV channels consist of a basic range and 8 favourite’s which can be selected independently. Broadband speed is aprox. 100 mbit/s. For more information call Comhem support phone 0770 55 00 00.

REFURBISHING OF THE APARTMENT HAS TO BE AGREED ON IN ADVANCE WITH THE BOARD OF OWNERS AND THE MANAGER P.O.S..  
Owners are responsible for getting all necessary permits from relevant authorities before starting any refurbishing
CLEANING:  If work in an apartment generates extra cleaning costs in common areas, the board of the owners’ association reserves the right to bill the owner.

REPORTS OF ERRORS OR DAMAGE can be made to  P.O.S. Fastighetsvård AB, Monday-Thursday 07.00-16.00 Fridays 08.00-10.00 on phone 08-660 14 31 or by mail fel@posfastighet.se 8 556 523 08. For urgent faults/damages outside office hours, call Dygnet Runt Service AB phone 08 – 18 70 00.In the event of a fault with the lift, call Trygga Hiss AB 24 hours a day, tel. 08-798 92 00 Note! All calls outside office hours are charged with an on-call fee and should therefore only be used in emergency situations.Both co-owners and tenants are obliged to report faults in the common areas to the janitor.

APARTMENTNUMBER The Swedish Tax Agency's 4-digit number can be found on the notice board in the entrance and above the apartment doors.

BICYCLE ROOM is situated on the left side of the main entrance on Strindbergsgatan. Bicycles that are stored outdoors must be placed in the property's bicycle rack on the yard side.

BROADBAND/TV The property is connected to Tele2 cable TV Silver Flex and Tele2 broadband 500/50 Mbits is included in the fee to the association individually, unit owners can sign their own agreements for more TV channels and IP telephony.

CODE LOCK The entrance doors are opened with a code lock or key (= the same key that goes to all common areas). For safety's sake, always have a key to the entrances, as the code lock function can break.

COMMON AREAS OF THE PROPERTY The property consists of a garden (with bicycle racks), flower beds, entrances, staircases (including elevator), basement (with bicycle room) and an attic (with laundry and drying facilities) - All residents (owners and tenants) are responsible for keeping the common areas in good condition. Always keep the staircase and the entrances free from strollers and other objects – this is a requirement from the fire authorities as a fire can very quickly develop large heat and smoke. Even in the case of a small fire, a stairwell can be filled with thick, toxic smoke after just a few minutes

DAMAGE/ACCIDENT (INCLUDING FIRE AND WATER DAMAGE) - In the event of an acute emergency in the house, which involves danger to life and property, the person who discovers the damage/accident must - as usual - call the emergency number 112 for assistance.For urgent water damage that occurs outside office hours, call the company Dygnet Runt Service, tel. 08 – 18 70 00- Co-owners must immediately notify the board and the manager of damage and other faults in the co-owner's apartment, which may affect other apartments or the common parts of the property. The trustee and the insurance companies of the parties involved determine the distribution of responsibility and how the repairs are to be carried out. - Never start clean-up or repairs after a damage, until the manager and insurance company have inspected the damage/defect!

DISTURBING NOICE Music system, TV, computer and radio must not be played at high volume before 08.30 or after 10 p.mConstruction work etc. may not be carried out on weekends nor on weekdays before 09.00 or after 18.00

DOORS TO THE HOUSE AS WELL AS ATTIC AND BASEMENT DOORS must be kept closed and locked.

CONTACT DETAILS OF PART-OWNERS' and TENANTS' As soon as a change has taken place, the part-owner must send in a completed form to the board by post or e-mail.

ELEVATOR The lift cannot withstand being overloaded. Maximum load is a maximum of 3 people (equivalent to 250 kg). Heavy and bulky objects (e.g. building materials, machinery, furniture), which risk damaging the lift, must be carried up/down. Special wall protectors can be found in the old power station in the upper basement, the protectors must be used during renovation and moving.If the elevator doesn't work properly, call Trygga Hiss 24 hours a day, tel. 08-798 92 00 Note! All calls outside office hours are charged with an on-call fee and should therefore only be used in urgent situations.

FIRE ALARMS are part of the co-owner's responsibility and must be installed in each apartment. The function of the fire alarm must be tested regularly. If it doesn't work, replace the battery or get a new smoke detector!

HEATING The apartments, the property's public areas and hot water are heated via a combination of district heating and geothermal heating. The heating elements are equipped with a thermostat knob. Adjust the knob little by little to get the desired heat. Do not open the knob fully, unless necessary. Do not vent the heat. Turn down the heat in case of absence. Air the elements if necessary. In autumn, we often get comments about the low internal temperature, this especially applies to corner apartments and the apartments closest to the wind. Note! The heating system is not controlled by the board or the property manager, it is set automatically according to the prevailing outside temperature. In a large building like ours, the system is unfortunately slow because there are several cubic meters to be heated and if the temperature also fluctuates up and down, it naturally still takes longer.

INSURANCE The apartment must be insured. If the apartment is rented out, this must be reported to the insurance company and the Tenant must have an own insurance for his belongings. The association has signed a collective bostadsrättstillägg through Bostadsrätterna and Söderberg & Partners, this supplemental insurance is therefore not needed.

JANITOR visits the property every week, normally on Tuesdays. - He can also be hired for minor measures concerning the interior of the apartments, but then the co-owner will be charged the cost.

LAUNDRYROOMS are situated in the attic. Mark your laundry time with corresponding booking cylinder.The red cylinders are for the smaller laundry room and the blue are for the big laundry room.

Note: Don´t forget to put your cylinder back in the position PARK. when you are ready.

You must start washing no later than 1 hour after the booked time. If you have not started washing after 1 hour, it is free for others to use the laundry time.

Reasonable use is once per week and apartment.

The machines are timed and works only between 08:00 to 23:00 outside those hours it´s not even possible to open the hatch and empty the machines.

The machines must not be used for dyeing or bleaching.

Use laundry bag when washing underwire-bra.

Do not dispose of detergent and fabric softener packaging in the bins, they are only for the cotton lint from the drying machines.

Please report any errors to the association's chairman.

NAME PLATE ON THE APARTMENT DOOR The co-owner is responsible for ensuring that the front door of the apartment is always marked with the current owner's or tenant's name.In case of new apartment acquisition, the board takes care of ordering and installing a name plate, but for all additional orders should be placed by the unit owner via Skyltmax, which can be accessed via the link belowhttps://skyltmax.se/skyltomaten/plastskyltCost (2023) approx. PARKING Is prohibited in the courtyard except for short loading and unloading. The association have 5 parking lots to which our co-owner have primarily right to rent.. Interest in renting space is sent to the board.

REPAIR, RENOVATION AND RENTING  Part-owners are obliged to inform contractors and tenants of the contents of this document and also observing them.Interventions in the apartment's load-bearing walls, pipes for water, sewage, electricity and ventilation may only be carried out by persons with special authorization (otherwise the insurance does not apply and the co-owner may be liable for damages). Before the measures are carried out, they must first be approved by the board.Click here See also §18 &19 consortium agreement.

SOIL If work in an apartment causes extra cleaning costs in common areas, the association reserves the right to invoice the co-owner. - Carpets and bedding must not be shaken from balcony railings and windows, as neighbors may have open windows.

SMOKING No smoking prevails in the property's common areas. It is also not permitted to open up the door to the stairwell in otder to let the smoke out. Cigarette butts must not be thrown in the flower beds, entrances or in the courtyard

STORAGE ROOMS are available for each apartment either on the attic ir in the cellar.

THERMALHEATING The property has a Thermia Mega XL heat pump of 21-88 kW installed in 2018, which delivers 230 MWh/year. The pump is used in combination with district heating.

TRANSFER FEE f.n. the association charges 2.5% of the applicable price base amount, this fee includes administration and nameplates, these are ordered and mounted through the association's provision on the apartment door and entrance board.

VENTILATION The house's exhaust air takes place via mechanical fans, while the supply air takes place via Romedahls valves which sit at the bottom of the apartments' windows. Kitchen fans must not be connected to the property's smoke ducts, only non-connected fans of the carbon filter type are allowed. In bathrooms, so-called PAX fans or similar fans are connected to the power duct. All types of fans that are connected to the property in ducts cause the balance in the ventilation to be disturbed, which i.a. can lead to contamination spreading to neighboring apartments.

WASTE DISPOSAL / RECYCLING- Household waste is thrown in tied plastic bags in our waste station at De Geersgatan 4, use the same key that works in our general doors.- Newspapers, empty glasses, metal cans, batteries and plastic containers are thrown in the recycling stations which are conveniently located at Erik Dahlbergsg. 43, Valhallavägen/Oxenstiernsgatan and at Östra Real at Östermalmsgatan 86 see the map in our entrance or click here for more options- Coarse rubbish and environmentally hazardous rubbish should be left at one of the nearest recycling centers which are Bussens Väg 2, Enskede, Huddingevägen/Sockenvägen at Årstafältet (travel distance 10 km) or Linta Gårdsväg 16 Bromma (travel distance 10.7 km)In Vanadisberget Cederdalsgatan 7 there is also a so-called recycling station that accepts certain fractions click this link for more information click here- Environmental stationsAt the environmental station, you can leave hazardous waste that should not be thrown away with the household waste. A total of 15 environmental stations are located at petrol stations around the city of Stockholm. The environmental station's opening hours follow the opening hours of the gas station where the environmental station is set up. It consists of a truck that collects household hazardous waste and small electronics at specified times and locations.The mobile environmental station only accepts electrical waste up to the size of a microwave oven.
