Rules of conduct

The following rules apply in our property to create increased comfort and a good neighborliness, co-owners are responsible that tenants, visitors and craftsmen also follow the rules.

Disruptive behavior
People who live in or visit the property must therefore behave in such a way that other residents are not exposed to disturbances that deteriorate their living environment and which should therefore reasonably not be allowed. 
The rules apply in the apartment but also in common areas such as in stairwells, elevators and laundry rooms.
This means e.g. 
- that the music systems, TV, computer and radio must not be played at high volume before 08.30 or after 22.00, or
- that disruptive construction works may not be carried out on weekends nor on weekdays before 08.00 or after 18.00
One should also avoid the following activities during these times. Such as:
- Vacuuming
- Start washing machine (applies to those who have their own washing machines and tumble dryers)
- Moving furniture
- Put up paintings/wall-hung furniture/furnishings

If you are going to have a party, make renovations or the like, you can conveniently contact your nearest neighbours, put up a note on the notice board in the entrance, write a post in Boappa beforehand, in order to reduce irritation.

Smoking
Is prohibited in the common areas of the house, as well as ventilating smoke out of the apartment towards the staircase.

Common spaces 
Loose objects (e.g. prams, walkers, waste, packaging, door mats, decorations) may not be placed in the common areas. Strollers must be parked in the bicycle room.  
This is also a requirement from the fire protection authorities if the property needs to be evacuated.

The elevator 
Is approved for 3 people and must not be overloaded, maximum load is 325 kg. 
When moving in and out, as well as when renovating an apartment, the lift must be covered with protection which can be found in the electrical central's cabinet in the upper basement

Safety and security
•    Check that the entrance doors in the properly lock after entering and exiting
•    Do not let any unknown person into the property. 
•    Do not leave attic or basement doors unlocked.
•    Be careful with fire, turn off all lights before going to sleep, avoid smoking in bed.
•    Your apartment must be equipped with working smoke alarms. 
•    Please notify neighbors or the board if you are away for an extended period of time.

Parking ban 
Prevails on the farm, only loading and unloading is permitted.

Bicycles 
To be placed in the bicycle room or in the bicycle rack on the backyard.

Suspicion of drugs
If you as a resident suspect that drugs are being used, you can always contact the police as a private individual. Keep in mind that if you report to the police, you may be asked to give your statement to the police.

Errors/damages 
Discovered in common areas must be reported to the property manager and the board.

Balconies
May not be used for:
• Shaking of carpets, bedding etc.
• Grilling with a charcoal or gas grill. Only electric grills are allowed.
• Flower boxes must not hang on the outside of the balcony railing.
• Permanent storage of items that do not belong to normal balcony furniture.
Make sure the balcony doors are properly closed to prevent water from entering the apartment in the event of heavy rainfall and/or melting snow, or that the doors are damaged in strong winds.
